Peningkatan penjualan sebesar 2,96% (yoy) semester 1 2022 masih menunjukan sisi positif industri ini. Begitu pula prediksi terhadap industri properti di tahun 2023 sebagai \u201ckesempatan emas\u201d dalam berinvestasi.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Dalam talkshow Podomoro Park TV (POPARK TV), CEO Indonesia Property Watch (IPW) Ali Tranghanda dan Presiden Director ERA Indonesia Darmadi Darmawangsa, mengungkap optimisme terhadap sektor properti di tahun mendatang.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Meski perkiraan tumbuh positif, Darmadi mengungkap bahwa tantangan terhadap industri properti akan ada di tahun 2023. \u201cKrisis yang kita alami saat ini membuat pengusaha jangan argue with reality, karena kita selalu ada tantangan.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Krisis 98, Covid-19, permasalahan geopolitik, krisis pangan, akan selalu ada tantangan. Justru kita harus hadapi reality dengan creativity. Developer yang lebih cepat mengambil langkah ke depan yang akan tumbuh baik\u201d terang Darmadi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ia melanjutkan pentingnya developer harus memahami bahwa di tahun 2023, industri ini masih dalam situasi \u201csunrise\u201d dan ini adalah peluang.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Siklus Properti : Krisis Jadi Pintu Naiknya Harga Real Estate<\/h2>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Di luar bayang resesi, justru inflasi lah yang harus kita waspadai. Menurut Darmadi, kenaikan harga material di tahun depan justru mengindikasikan bahwa harga properti akan terus merangkak naik.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">\u201cAmbil posisi awal. Inflasi akan mendorong peningkatan harga material, developer akan menaikan harganya dan ini waktu yang pas untuk para investor\u201d kata Darmadi.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Kondisi seperti ini merupakan siklus properti yang biasa terjadi ketika harga properti terus merangkak naik. Salah satu indikasi kenaikan harga properti menurut Darmadi adalah kenaikan harga komoditas yang mulai tidak terkendali.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large is-resized\"><img data-recalc-dims=\"1\" fetchpriority=\"high\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/www.thekickassentrepreneur.com\/wp-content\/uploads\/2022\/03\/Best-Types-Of-Real-Estate-Investments.jpg?resize=713%2C511&#038;ssl=1\" alt=\"Minat Milenial Di Industri Properti\" width=\"713\" height=\"511\"\/><\/figure>\n<\/div>\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">\u201cHarga komoditas batubara dan nikel meningkat ini jadi indikasi. Setiap kali ada ledakan komoditas maka ledakan selanjutnya adalah property, maka ambil langkah yang tepat\u201d Kata Darmadi.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Tahun depan, harga properti akan terus mengalami kenaikan akibat inflasi, namun masih belum puncak kenaikan harga properti. Momen ini Darmadi sampaikan menjadi momen yang tepat untuk generasi memiliki properti sebelum harga properti justru sudah tidak terjangkau.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Kenaikan Suku Bunga KPR, Masih \u201cReasonable\u201d.<\/h2>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Meski saat ini BI Rate naik di 5.25% nyatanya ini bukan kenaikan tertinggi. Ali menyebut tahun 2016-2018 juga pernah berada pada kisaran 5.2%. Kenaikan ini menurut ali masih wajar.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">\u201cFenomena turunnya BI Rate pada tahun 2020-2021 lalu memberi efek kenaikan yang drastis saat ini. Padahal, kita juga pernah turun sekali di tahun 2020-2021, bahkan itu terendah sepanjang sejarah\u201d terang Ali.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Sama seperti yang Ali sampaikan, President Director ERA Indonesia juga menyampaikan hal serupa. Menurutnya, suku bunga KPR masih \u201creasonable\u201d dan bukan lagi masalah. <\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">\u201cSegmen suku bunga sangat dinamis ya, terutama untuk kelas middle \u2013 up justru jadi peluang.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Banyak juga bank yang kreatif memberikan package dengan fix rate hingga 9 tahun dan banyak lagi\u201d terang Darmadi<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Minat Milenial Di Industri Properti<\/h2>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Begitu pula dengan pendekatan terhadap generasi milenials cukup berbeda terhadap properti. Munculnya tren <em>&#8216;Fear of Missing Out (FOMO)&#8217;<\/em> membuat generasi ini menunda pembelian properti. Padahal tanpa mereka sadari, harga properti terus meningkat.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Menurut Ali, pentingnya generasi saat ini untuk memiliki mindset yang kuat dan sadar akan kebutuhan rumah masih perlu digencarkan. Namun menurutnya, minat milenial di industri properti tidak perlu kita khawatirkan. Masih banyak cara agar milenial bisa memiliki rumah idaman.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">\u201cTidak ada salahnya orangtua bantu anaknya beli rumah. Data saya lihat, 42% milenial beli rumah sendiri, 58% orang tua bantu. Dan tidak ada salahnya DPnya oleh orang tua bantu. Itu bagian dari cara membeli rumah.\u201d jelas Ali.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cara Bayar KPR Developer, Kian Marak Dan Konsumen Minati<\/h2>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Di tengah suku bunga KPR yang meningkat, ada solusi yang sejumlah developer tawarkan. Salah satunya kredit tanpa bunga yang di bayarkan ke developer. <\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Menurut perkiraan, di tahun 2023 permintaan akan hunian premium akan terus meningkat. Apalagi, saat ini optimisme dibangun dari multisektor termasuk dukungan positif dari kegiatan pemerintahan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cPermintaan hunian saya yakin meningkat seiring banyaknya dukungan dan optimisme pemerintah akan pertumbuhan ekonomi, termasuk efek dari kegiatan KTT G20\u201d Kata Tedi<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><img data-recalc-dims=\"1\" decoding=\"async\" src=\"https:\/\/i0.wp.com\/img.idxchannel.com\/media\/700\/images\/idx\/2021\/05\/14\/properti.jpeg?w=715&#038;ssl=1\" alt=\"\"\/><\/figure>\n<\/div>\n\n\n<h2 class=\"wp-block-heading\">KTT G20 Memberi Dampak Pertumbuhan Properti Berkelanjutan<\/h2>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Indonesia sebagai tuan rumah KTT G20 memberikan dampak terhadap rencana pengembangan ekonomi di Indonesia. Salah satunya kerjasama bilateral yang dilakukan pemerintah Indonesia dan Amerika Serikat. Negara adi daya itu berencana menginvestasikan USD 700 juta dollar Amerika Serikat yang akan berfokus pada infrastruktur transportasi sadar iklim di 5 provinsi di Indonesia.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Pengembangan infrastruktur akan memberikan dampak besar terhadap pertumbuhan properti secara tidak langsung. Seperti CEO Indonesia Property Watch, Ali Tranghanda yang menyebut ada banyak manfaat dari KTT G20.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cDengan adanya kerjasama dengan pemerintah Indonesia pada akhirnya meningkatkan daya beli masyarakat, dan ujung-ujungnya beli properti, saya yakin itu\u201d terang Ali.<\/p>\n\n\n\n<p class=\"has-text-align-justify wp-block-paragraph\">Salah satu bentuk implementasi dari KTT G20 adalah rencana pengembangan infrastruktur berkelanjutan seperti MRT dan LRT.
